Item 1. Purposes
The premises that have been leased hereby will be used exclusively by the lessee for residential purposes only. The lessee will not be allowed to lease your premises for any other uses. Furthermore, it is hereby agreed by both of the parties involved that if any time the premises have been used for purposes other than residential use, you will have the right to rescind this Commercial Lease Agreement without any prejudice to its other rights under the law.

Upon the expiration of this Commercial Lease Agreement, it may be renewed under certain terms and conditions that have been agreed upon by both parties as long as a written notice of intention has been delivered on or before the deadline.

Item 5. Default Payment
You may opt to terminate this contract and eject the lessee just in case he or she defaults on the payment of the rent or when his or her checks are dishonored. You have the right to padlock the premises when the lessee is in default of certain payments. Furthermore, you may forfeit whatever rental deposit or advances that the lessee has been giving you.

Item 6. Sub Lease
The lessee is not allowed to directly or indirectly sublet, allow, or permit the leased premises to be occupied in whole or in part by any person, business, or corporation. Moreover, the lessee is also not allowed to assign his or her rights in this contract to any other person or entity and no right of interest will be conferred on or vested in anyone by the lessee without your written approval.
Item 7. Public Utilities

Item 8. Force Majeure
Neither of the parties will be deemed to be in breach of this agreement in case of earthquakes, volcanic eruptions, floods, or other forms of natural catastrophes or any acts of God.
Item 9. Lessor’s Right of Entry
You or your authorized agent will have the right to enter the premises in the presence of the lessee or his or her representative at any reasonable hour to examine the place or make any necessary repairs for the operation and maintenance of the building as long as you have given the lessee due notice about your visit.
Item 10. Expiration of Lease
At the expiration or cancellation of this lease, the lessee is required to promptly deliver the leased premises with all of the corresponding keys in their good and tenable condition. If the lessee does not comply with the terms of this clause, you will then have the right to refuse to accept the delivery of the premises and compel the lessee to pay the rent at the same rent plus the agreed-upon percentage as a penalty until he or she has complied with the terms stated.
